Did you know that you need a marketing plan to sell your home fast and for top dollar? In this video, I’m going to show you how to get the most exposure on your property for maximum profit. We’ll walk through all the steps of marketing your home so you know exactly what to expect from your realtor.
Not All Realtors Are The Same
Any realtor can take your listing, pop a sign in the yard, and put it on the MLS. If you want to sell it fast and for top dollar, though, you need a marketing plan. Because not all real estate agents market properties the same, one of the ways you may want to qualify your agent is to ask them what they're doing to market your home.
Remember, these efforts should be in addition to listing it on the multiple listing service. The difference between an agent who understands marketing and your cousin Ned—who just got their real estate license—could mean tens of thousands of dollars in the long run.
Professional Pictures And Video
Once the house is ready to be shown, the first thing we’ll do is get it professionally shot with pictures and video. Your home's first showing has taken place online, so if it doesn't look great, that could have cost you a showing. It’s important to remember that taking pictures with a cell phone is a big no-no; you must hire a professional to handle this for you.
The statistics on professional photography speak for themselves. Properties with HD enhanced images sell for 45% faster and 75% closer to the listing price. The pictures should show off the main selling features of the home, such as the kitchen details, views, and bathrooms. These are rooms that trigger emotion, and they need to be shot in the best possible light and best angles.
The video, on the other hand, should do the opposite. It will showcase a live walkthrough of the house and, more importantly, showcase the flow. Video gives you an extra edge in marketing your home that properties without video simply cannot do.
Getting Your Home Online
Once we have the photos and videos ready to go, it's time to start getting ready to list your home and feature it online. Your home will be posted to all the largest home search sites and the top real estate websites, such as Zillow, realtor.com, and homes.com—which have close to 100 million visits per month. In addition, your property will be featured on our website.
Of course, we’ll also list your home on the multiple listing service. The MLS will then make your property available to all real estate agents within the area. Since the vast majority of home buyers are represented by an agent, we want to also advertise your property to that community in addition to the general public. The key to the MLS is how you position it. Adding details like school districts or having very emotional listing remarks are two things that we do to make it more appealing online.
Creating A Buzz
The next step in the process is marketing your property on social media and creating some buzz. Posting your property on sites such as YouTube, Facebook, and Instagram is key to generating initial interest. Plus, using social media to advertise your property for sale gives us a way to reach 1000s of eyeballs through ads.
In addition to this, we will post the proper signage as well. Once we list your home, it’s essential that we are the most aggressive in the first two weeks that your house is listed. This is your best chance to sell your home for top dollar. Things like having open houses—both in-person and virtually—along with increased signage and social media ads will create the buzz we need.
