How To Find The Right Home For You

Are you
looking to buy a new home but can’t decide where you should settle? In this
video, I’m going to outline an exercise that will help you decide where and
what kind of property to purchase when buying a new house. I’ll explain how
asking yourself some simple questions can help you narrow down what’s most
important to you.
The
Process Of Elimination
There are so
many things to consider when buying a new house that the process can be overwhelming.
Do you need to be near work? How are the schools for your kids? Where do I get
the biggest bang for my buck? To decide where to settle, this simple exercise
can help. It's nothing more than a process of elimination based on the
strengths and weaknesses of your needs. We’re going to use that logic to narrow
down what's most important to you.
Ultimately,
there are three things that you should consider when moving to a new house.
What do you want your ideal monthly payment to be? How important is the
location to you? What kind of features do you absolutely need in a new home?
Before you get started, it's extremely important to realize that nobody gets
all three, regardless of what your purchase price is going to be. The goal of
this exercise is to simply weigh what's most important to you so that you can
separate your wants versus your needs.
The three
areas to consider are price, location, and amenities. You then want to rate
these in order of importance. For example, let's say that you found a house at
a great price in the neighborhood you want but the interior is not as updated
as you'd like. Or what if you went over budget by $20,000, but you got the
house of your dreams in your most ideal location? Or what if you stayed under
your purchase price and got everything you want in your house but you sacrifice
location?
Narrowing Your
Search
To further
narrow down your search, the first question is, ‘How important is the price to
you?’ Do you have to stay under a certain budget? The answer is most likely
important, and you can instantly rule out areas that you cannot afford.
The next
question is, ‘How important is the location to you?’ Can you sacrifice it to
get the right house, or are the amenities of what you're buying more important?
Do you need to have that fourth bedroom? Do you absolutely have to have that
kitchen upgrade or that large outdoor space?
As you begin
to list out your needs and wants, this will help you narrow down the potential
location so you can begin house hunting. A good real estate agent will also
help you realize this as well. I’m going to warn you that most people end up
buying the complete opposite of what they list in this exercise, but that's
okay. It was this exercise that allowed them to see what was really important
to them. We have found that by listing your needs and your wants concerning
location, price, and amenities, you will be able to find a home that is the
best investment for you.
